Document Description
Repair and address the existing water leaks and associated brick deterioration at the, currently unoccupied, Schwartz/New York Dry Goods building on Main Street in Columbia State Historic Park to make it safe and functional for the public. While the water issues are being addressed, the park will also take this opportunity to make additional improvements to the building. Work will:
On the exterior:
•Repair or replace the existing damaged/rotted asphalt torch down roof, or replace roof with TPO membrane material to match the surrounding buildings;
•Repair/replace expansion joint mortar in the brick located above the entrance to stop the decay of the brick and damage to the interior of building;
•Remove old roof mounted evaporative cooler as well as all ductwork and vents;
•Use ¾-in. plywood to patch the resulting 3-ft x 3-ft. hole in the roof, repair all related roof penetrations, and patch with asphalt torch down roof, or TPO roof membrane to match surrounding materials;
•Install a Ductless air conditioning and heating system on the roof, out of visitor’s line of sight;
•Install new electrical needed for the new air conditioning and heating system; and
•Install new thermostat and thermostat wire for the new system.
In the Interior
For the walls, ceilings and floors:
•Use gypsum/sand plaster to repair damage to the walls/ceilings throughout the building’s interior;
•Remove an existing furnace and patch/repair the 3-ft x 3-ft wall hole with materials to match existing;
•Prime and paint all walls and ceiling to match existing paint color and scheme; and
•Sand, joint, and refinish the existing wood flooring with materials matching the existing flooring throughout.
In the Bathroom:
•Use copper or Aqua PEX to replace existing galvanized pipe waterlines;
•Replace old water supply shut off valves to sink and toilet;
•Replace old supply lines with stainless steel braided lines;
•Use ABS to replace the existing cast iron drain, waste lines, and vents; and
•Repair/Replace the water damaged wood flooring in the bathroom.
At the Entrance:
•On both inward swinging main entrance doors, install ADA dual door openers for accessibility; and
•Surface mount four (4) new ADA openers (two (2) each inside and outside), utilizing wireless receivers to open the door.
