Document Description
A proposal to develop the property located at 13069 13th Road West, Hanford, Assessor’s Parcel Number 017-280-015 in two phases. Phase 1 will include the establishment of a contractor storage yard, a 600 sq.ft. business office and a 1,200 sq.ft. retail and machine rental space within an existing 3,000 sq.ft. building. Also included with Phase 1, is the establishment of a short pour concrete system, a 1,225 sq.ft. shade structure for the concrete system and a maximum of twenty (20) portable cement mixers on site, available for rent to the public. The short pour concrete system is limited to operate at a maximum of 60 decibels at the property lines and the portable cement mixers shall not exceed three (3) cubic yards in concrete weight capacity. Phase 2 of the development will include the addition of a new 3,000 sq.ft. building for the storage of tractors and supplies incidental to the contractor storage yard. The business will operate six days a week between the hours of 6:00am-4:00pm with a maximum of eight (8) employees per shift.
