Document Description
This project consists of a request to modify a previously approved Conditional Use Permit (CUP) for cannabis production (file Z17-188, as modified by Z19-137). Specifically, the proposed project modifications requested are for proposed floor plan changes to the interior of an existing 102,041- square-foot building, to decrease the previously approved square footage of the cannabis distribution areas, and to increase previously approved square footage the cannabis manufacturing areas, and to add cannabis manufacturing with a volatile solvent to the existing non-volatile manufacturing. The project site is a 5.88-acre developed lot in the Light Industrial Zone (M-1 ). On June 22, 2018, the Zoning Administrator approved a CUP for Cannabis Production (cultivation, manufacturing, and distribution), within the existing warehouse building (Z17- 188). The project also included a Site Plan and Design Review (SPDR) entitlement for minor 300 Richards Boulevard, Sacramento, CA 95811 Z23-006 Page 2 of 6 exterior changes to the building and project site. The approved cannabis production CUP permitted 79,980 square feet of cultivation, 7,572 square feet of manufacturing, and 5,002 square feet of distribution within an existing 104,000-square-foot warehouse. These three cannabis production use types totaled up to 92,554 square feet, leaving 11,446 square feet of the building undesignated. On February 03, 2020, the Zoning Administrator approved a minor modification of the cannabis production CUP. The building square footage was stated by the applicant as 102,041 square feet. The applicant proposed to have 77,394 square feet for cannabis cultivation, 15,474 square feet for cannabis manufacturing, and 9,172 square feet for cannabis distribution, leaving only one square foot undesignated. There were no proposed changes that required SPDR with this request.
