Document Description
The project is located on the west side of Golden State Blvd, approximately 200 feet north of its intersection with Avenue 18 1/2 (18612 Golden State Blvd) Madera. The project site is topographically flat and is bisected by the current land use designation of AE (Agriculture Exclusive) and HSC (Highway Service Commercial). The project area is also separated by the zoning which consists of AR-5 (Agriculture Rural-5 acre) and CRG (Commercial, Rural, General) District. Most of the property has a land use designation of AE (Agriculture Exclusive) and zoned AR-5 (Agriculture Rural-5 acre). The south side of the property has a land use designation of HSC (Highway Service Commercial, zoned CRG (Commercial, Rural, General) District, and has a truck maintenance operation. The truck maintenance operation takes up approximately one-third of the property and consists of two structures and miscellaneous truck parts and equipment. Structure 1 is located on the southeast side of the property, while Structure 2 is located on the southwest side of the property. The miscellaneous truck parts and equipment run east to west on the south side of the property; however, the equipment is somewhat obstructed from public view by Structure 1 and an existing fence. The applicant is requesting a general plan amendment from AE (Agricultural Exclusive) to HSC (Highway Service Commercial) and zone change from AR-5 (Agricultural, Rural-5 acre) to CRG (Commercial, Rural, General) District, with the intention of constructing four warehouse facilities.
