Document Description
The project consists of a lot line adjustment between the subject parcels, addressed at 8948, 8944 Napa Valley Way and a portion of Lemas Road (private road). The project proposes to merge portions of Lemas Road (APN -075) into adjacent APNs -025 (Lot 25) and -026 (Lot 26) in compliance with Condition #4 of PLNP2018-00291. The southern property lines of Lot 25 and 26 will be moved 25 feet south to absorb the adjacent portions of Lot 75.

Reasons for Exemption
The project is a minor lot line adjustment not resulting in the creation of any new parcel. As such, the project qualifies as a Class 5 categorical exemption (Section 15305 of the CEQA Guidelines) for minor alterations to land use limitations in areas with an acreage slope of less than 20 percent, which do not result in any changes in land use or density. Per Section 15300.2 of the CEQA Guidelines, the project does not meet any of the circumstances requiring an exception to a categorical exemption in that: the project is not listed on any list of hazardous waste sites compiled pursuant to Section 65962.5 of the Government Code, is not located within the vicinity or viewshed of a scenic resource, and would not result in an impact to a biological resource, cultural resource, or another environmental resource. For all of these reasons, there is no possibility that the activity in question may have a significant impact on the environment and is therefore exempt from the provisions of CEQA.
