Document Description
To construct an approximately 4,835-square-foot two story residence with two attached garages. A 6-feet high concrete block fence and 4.5 feet high wrought iron fence will be installed along the right property line and at the rear of the property, respectively. Lastly, landscaping with irrigation system landscaping/planting with an irrigation system will be installed in front and back yards, and a drainage swale will be installed at the rear of the property. All landscape improvements are compliant with EP 1110-2-18.

Reasons for Exemption
The project is exempt from CEQA under the Class 3, New Construction or Conversion of Small Structures categorical exemption (CEQA California Code of Regulations (CCR), Title 14, Section 15303), because the activity consists of construction of a single-family residence with accessory structures including attached garages, concrete block wall on right side of house and metal fence in the back, landscape drainage and irrigation system, landscape plantings including small trees, shrubs, and grass lawn. The project is also exempt from CEQA under the Class 4, Minor Alterations to Land categorical exemption (CEQA CCR, Title 14, Section 15304) because the activity consists of landscape and drainage grading, and installation of an irrigation system, which are minor private alterations in the condition of land, water, and/or vegetation which do not involve removal of healthy, mature, scenic trees except for forestry or agricultural purposes. Further, none of the exceptions to the exemption in CEQA CCR. Title 14, Section 15300.2 apply. Please note, the signed NOE is not attached.
