Reasons for Exemption
This is a Class 32 (Infill Development Projects) categorical exemption based on Section 15332 of the California Environmental Quality Act Guidelines. The project is consistent with all applicable General Plan policies and the Heavy Commercial/Manufacturing land use designation, the CM zoning designation, Ordinance 91-5 and general zoning requirements. The project site is within the City’s incorporated area on a parcel that is less than five acres substantially surrounded by urban uses. The project is within a developed industrial area of the city and, based on a visual site assessment and a pattern of industrial development surrounding the site, does not contain habitat for endangered, rare, or threatened species. Approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality. The project is adequately served by all required utilities. None of the exceptions to the exemption as outlined by Section 15300.2 of the CEQA Guidelines apply. No further environmental review is required.
