Humboldt County proposes to acquire the subject parcel which occupies approximately 0.3 acres and contains one single-story structure (approximately 1,000 square feet) currently used for automotive repair. The parcel is adjacent to a County-owned parcel which houses the Information Technology program and directly across from the County courthouse. The County does not currently have a specific proposed future use for the subject parcel but seeks to respond to the current opportunity for purchasing property at a strategic location from a willing seller. The County does not have any specific development plans for the parcel. At some point in the future, the County would initiate a planning process for redevelopment of the parcel (and potentially other parcels) for public purposes. Potential environmental impacts associated with future redevelopment would be analyzed under CEQA during the future planning process once a proposed action is defined.

For the purpose of complying with CEQA, this project is defined as acquisition of fee title for the parcel and occupancy of the existing structure for uses comparable to existing activities, and excludes future site redevelopment. Acquisition of fee title will have no effect on the environment. The property received case closure for removal of petroleum underground storage tanks. The available data and analysis indicates that the subject property has likely not been impacted by groundwater contamination associated with the Eureka Dry Cleaners site. Occupancy of the existing structure would involve negligible or no expansion of use.
