These Improvements were demolished in the early 2000s. The 0.65-acre site Is In the LJSPD-SF and Coastal Overlay (Non-Appealable) Zone of the La Jolla Community Plan area, The project complies with all height and bulk regulations and Is located on a site that can be served by public utilities.

Reasons for Exemption
The City of San Diego conducted an environmental review and determined that the project would qualify to be exempt from CEQA pursuant to CEQA Section 15303 (New Construction). Section 15303 applies to projects that consist of the construction of a limited number of new small facilities or structures, Including the construction of up to three single family units. Since the project is constructing one single family residence, on a previously developed site It was determined that the CEQA exemption was appropriate and the exceptions fisted in CEQA Section 15300.2 would not apply.
