Document Description
The project proposes the construction of a 5,000-SF commercial development, of which 3,000 SF would be a convenience store and 2,000 SF would be two QSRs of 1 ,000 SF each. One of the two QSRs would contain a drive thru window, providing service via a drive thru lane wrapping around the building. The site would include a 6-pump fuel station with a canopy and a 2-pump truck fuel station with a canopy. The project also proposes to construct a private on-site drainage basin, collecting storm water and retaining it within the bounds of the property. The proposed site plan includes 27 total parking stalls, including 1 accessible stall, and 3 electric vehicle stalls. The site would be a privately owned commercial development.

CEQA Guidelines Section 15303, New Construction or Conversion of Small Structures, allows for the construction of up to four structures totaling not more than 10,000 SF on a site zoned for such use. The Project would result in the construction and operation of a new commercial development containing 5,000 SF of enclosed buildings plus 4,512 of canopy structures (9,512 SF total) on a site which allows the proposed uses.
