Document Description
The proposed project is a Coastal permit with hearing for external modifications to an existing bed & breakfast west of Hwy. 1 on a 0.42-acre parcel. Previously taken in under ADR23-0060. Work consists of replacing 2nd floor pitched roof with low slope 150 sq ft roof with deck and railing. Deck approximately 150 sq ft and less than 30" above grade, will be ADA compliant. Replace windows and siding with slider doors. Zoning CT CC, RC100/25 SR.

The proposed project is categorically exempt from the provisions of the CEQA Guidelines pursuant to the Provisions of Title 14 of the California Administrative Code, Section 15301 (Existing Facilities) as a minor exterior alteration involving conversion of an existing overhang into a deck. The existing structure was permitted as a single family residence and has a valid entitlement to operate as a Bed and Breakfast. No exceptions listed under Section 15300.2 apply. There is no reasonable possibility that the project would have a significant effect on the environment.
