The City of San Diego determined that the project would qualify to be categorically exempt from CEQA pursuant to Section 15332 {In-Fill Development Projects). The exemption allows for the demolition of an existing residence and detached garage for the construction of 2 new single-family , residences and an accessory dwelling unit on a 0.24-acre site. The development Is consistent with the applicable general plan designation and policies and with the applicable zoning designation and regulations; occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses; has no value as habitat for endangered, rare or threatened species; would not result In any significant effects relating to traffic, noise, air quality, or water quality; and can be adequately served by all required utilities and public services and therefore the exemption is appropriate. The project was not Identified on a list of hazardous waste sites pursuant to Section 65962.5 of the Government Code.
