Document Description
The project site is developed with a five-story, approximately 95,607 GSF medical office building (MOB). The project involves seismic improvements to the building, tenant improvements within approximately 34,000 GSF, mandatory code corrections triggered by the seismic work, and repair and restoration of impacted building finishes. The MOB has a current University of California (UC) Seismic Performance Rating of V; upon completion of the work, the MOB would achieve a Seismic Performance Rating of IV or better to bring the facility into compliance with the UC Seismic Safety Policy. There will be no expansion of the existing medical office uses as a result of the project, although new tenants will reoccupy the renovated spaces. These improvements are considered a stand-alone project with independent utility, separate from proposed seismic upgrades at the adjacent parking structure as well as planned renovations at the nearby hospital, each of which have their own respective planning, design, funding, project approval, construction and timeline components.

Reasons for Exemption
Pursuant to state law and University of California Procedures for Implementation of CEQA, the project is exempt under Class 1 because it consists of the repair and maintenance of an existing structure involving no expansion of use. The project is also exempt under Class 2 because it consists of the reconstruction of an existing facility serving a hospital in order to provide an earthquake-resistant structure, with the same general purpose and capacity as currently exists. The project is not located in an environmentally sensitive area. Furthermore, per CEQA Section 15300.2, none of the exceptions to a Categorical Exemption apply.
