Document Description
The 1.99-acre project site is proposed to be subdivided into an 11-unit residential development. The development would consist of 11 single-family residential dwelling units, a private street, private common open space, and several retaining walls as high as 20 to 36 feet high on a steeply sloping lot. The project proposes three-story, single-family, residential structures at heights consistent with Dana Point Zoning Code provisions for lots containing slopes greater than 20 percent. The proposed project would also require approval of a Planned Residential Development Overlay District, which would allow deviations from various base development standards of the existing, underlying zoning district in which the site is located.
