Document Description
The project proposes a Conditional Use Permit (CUP) Amendment to allow the continued operation of a 40,600-square foot indoor recreation facility at 8190 Miralani Drive. No new construction or expansion of use is proposed. The 2.64-acre site is zoned CC-3-5 and designated Light Industrial within the Mira Mesa Community Plan area. The project overlays also include Airport Land Use Compatibility Overlay Zone-MCAS Miramar (Review Area 1), Brush Management, and Prime Industrial Lands. A Negative Declaration (ND) was previously adopted for the Sky High Sports project (Project No. 175333), which analyzed a Conditional Use Permit (CUP) to allow a 40,600 square-foot (sf) recreational use within an existing light industrial building. The project involved the development of an indoor 29,600 sf trampoline sports facility and an additional outdoor 11,000 sf miniature golf area. The project required interior modifications and minor changes to the exterior facade of the existing building. Pursuant to Public Resources Code Section 21166 and CEQA guidelines 15162, the City has determined that: (1) there is substantial evidence that none of the conditions requiring preparation of a subsequent Negative Declaration exist, and (2) the City will rely on the previous environmental document, which adequately addresses this project.
