Document Description
The project proposes to develop one high cube industrial distribution warehouse building with a total of 355,995 square feet, including 348,995 square feet of warehousing and 7,000 square feet of office space (3,500 SF on the mezzanine level and 3,500 SF on the ground floor) on 21 parcels totaling 17.39 gross acres. The project will have 42 loading docks along the south side of the building and 8 loading docks along the west side for a total of 50 docks. Sensitive residential receptors are located north and east of the site. The project does not currently have a proposed tenant but the worst case assumption is the building could operate on a 24/7 basis. The project is designed to be consistent with City Ordinance 1891 regarding warehouse proximity to residential uses in terms of setbacks, buffers, landscaping, location of truck docks, and design characteristics that reduce air pollutants, energy and water use, and encourage use of alternative transportation.
