Document Description
The demolition of an existing one-story single-family dwelling, detached garage, and related improvements for the construction of a four-story, 44-foot tall, 14,143-square-foot multi-family residential building with 26 residential dwelling units – 1 dwelling unit would be a manager unit, 20dwelling units would be set aside for Low Income households, and 5 dwelling units would be set aside for Moderate Income households. Automobile parking, bicycle parking, or open space are not proposed. There are six non-protected trees on site and one non-protected street tree adjacent to the site. The project includes the removal of the six on-site trees, the planting of seven (7) 24-inch box trees on site, and the retention of the existing street tree. As there are no approved right-of-way improvement plans, the project considered will assume the worst-case scenario of removal of all street trees. However, this analysis gives no rights to the applicant to remove any street tree. No street trees may be removed without prior approval of Urban Forestry based on compliance with LAMC Section 62.169 and 62.170 and applicable findings. An approximate export of 1,546 cubic yards of vegetation is proposed.

Project is characterized as an in-fill development meeting the conditions described in this section.(a) The project is consistent with the applicable general plan designation and all applicable general plan policies as well as with applicable zoning designation and regulations.(b) The proposed development occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses.(c) The project site has no value, as habitat for endangered, rare or threatened species.(d) Approval of the project would not result in any significant effects relating to traffic, noise, air quality, or water quality.(e) The site can be adequately served by all required utilities and public services.
