A request by Niccolo Lekai for a Minor Use Permit to allow the disturbance of approximately 1.22 acres and a Variance to allow grading on slopes exceeding 30 percent for the purpose of constructing a 2,686-square-foot single-family residence, 727-square-foot garage, 787-square-foot accessory dwelling unit, 252-square-foot covered porch, 187-square-foot. patio, and associated improvements including septic, utilities, and driveway access. The driveway will occur on slopes in excess of 30%, and the project will result in approximately 1.22 acres of site disturbance on an 8.1-acre parcel. The proposed project is located at 3323 Vine Hill Lane, Paso Robles (APN 026-232-017), approximately 1.8 miles west of the city of Paso Robles. The project parcel is zoned Residential Rural (RR) by the County of San Luis Obispo and is within the North County Planning Area and Adelaida Sub Area.
