Reasons for Exemption
The City of San Diego determined that the project would qualify to be categorically
exempt from CEQA pursuant to Section 15332 (In-Fill Development Projects). The exemption allows for an Easement Vacation to vacate sewer easement and Coastal Development Permit to convert 1-story residence to mixed use retail-& office space with Accessory Dwelling Unit and a 2nd floor addition to a residence located at
6825 La Jolla Blvd. The development is consistent with the applicable general plan designation and policies and with the applicable zoning designation and regulations; occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses; has no value as habitat for endangered, rare or threatened species; would not result in any significant effects relating to traffic, noise, air quality, or water quality; and can be adequately served by all required utilities and public services and therefore the exemption is appropriate. The project was not identified on a list of hazardous waste sites pursuant to Section 65962.5 of the Government Code.
