Document Description
The Project would develop one acre of outdoor cannabis canopy on a ±33.77-acre agricultural parcel. The project site contains a single distinct cannabis garden area including a 50,000 sf. to accommodate 1-Acre of outdoor canopy, with an additional premises area of approximately 17,000 square ft. outside of the garden area. The main access driveway is located to the west of the site running off South Railroad Flat Road. Water for the Project would be provided from an onsite well. No wastewater is anticipated to be generated from the cultivation operation as the cannabis plants will be fed via drip irrigation. Solid Waste will be stored within on-site containers which will be hauled on a weekly basis by Cal Waste. Green Waste will be composted in a secure outdoor composting area. Electrical Service to the property is provided by PG&E.

Reasons for Exemption
The Department of Cannabis Control has determined that the project is consistent with the local jurisdiction community plan and/or zoning designations. CEQA mandates that project is consistent with the development density established by existing zoning, community plan, or general plan policies for which an EIR was certified and shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects which are peculiar to the project or its site. The project activity fits within the parameters included in CEQA Guidelines Section 15183 and the activity does not require additional CEQA analysis.
