The applicant requests approval of a Vesting Tentative Map to subdivide an approximately 3.6-acre lot into four (4) parcels (“Parcel A”, "Parcel B", "Parcel C" and “Parcel D”). The proposed parcels range from 24,712 to 49,546 square feet in area. An existing single-family residence in the area of proposed Parcel A would remain on that parcel. If approved, proposed Parcels B, C & D may be developed with a single-family residence, or other permitted uses within the R-20 Single-Family Residential Land Use District. In addition to the proposed subdivision, the project consists of private access improvements, storm drain improvements, underground utility service connections from adjacent rights-of-way, and the removal of five code-protected trees to accommodate the aforementioned improvements.
