El Monte Area Y, LLC (the Applicant) is requesting to approve:
- Vacate (abandon) Court Adair and King Court and portions of Railroad Street, Monterey Avenue and El Monte Avenue.
- Construct 87 new three-story market-rate condominium townhomes with attached two-car garages (the "Proposed Residential Development).
- A Tentative Tract Map to consolidate 12 vacant parcels (4.49 acres) and create Lot 1 at 3.76 acres in size for 87 condominium townhomes, Lot A at 0.65 acres in size for a new city park, and Lot B at 0.039 acre in size as part of a public paseo (the park and pedestrian paseo will be constructed by the City of El Monte).
- Two variances to deviate from minimum Station and Monte Vista sub areas density requirements for Lot 1, and to deviate from the building form requirements.
