Document Description
The Project Applicant proposes to develop a vacant site with a facility that would serve as a staging area for the inventory of unrented storage units. The Project would involve the construction of an approximately 18,825-square-foot industrial building and associated surface parking, which includes 29 spaces in the northern portion of the Project Site and 23 spaces in the western portion of the Project Site. The proposed industrial building would be divided into two units. Unit A, which would occupy approximately the eastern third of the proposed building, would contain approximately 1,760 square feet of office area and 3,337 square feet of warehouse space for use by the Project Applicant. Unit B, which would occupy the remaining area of the proposed building, would contain approximately 13,728 square feet of space for use by a future tenant as a warehouse/distribution space. The southern portion of the Project Site would be underlain by compacted base rock, where the Project Applicant would establish the staging area for the unrented inventory.

(1) The Project Site is located in a portion of the City within an urbanized area as defined in Section 15837. (2) The Project consists of new construction of a small structure, specifically an approximately 18,825-square-foot industrial building on a site zoned for such use. (3) The Project would not store any hazardous materials on-site. (4) All necessary public utilities already exist along Las Animas Avenue and are available to serve the Project. (5) Based on the findings of a biological resources assessment, a land evaluation and site assessment (LESA), and identification of historical resources conducted for the Project Site, the Project Site and the surrounding area are not environmentally sensitive.
