2Mouths DHS, LLC. facility was designed as a single-story building totaling approximately 45,000 square feet (sf) with associated improvements. Associated improvements included fully improving Hacienda Avenue from Little Morongo Road east for the entire length of the proposed building. The revised Project proposes to add two (2) “Uses”, Cannabis Manufacturing and Cannabis Distribution within the existing facility with no additional increase of square footage. The revised Project proposes an updated site plan to accommodate the changes in building size. At full scale operations, the distribution and manufacturing project’s hours of operation will be from 7 am to 5 pm Pacific Standard Time, Monday through Friday. The cultivation hours of operations will be from 7 am to 4 pm Pacific Standard Time, Monday through Friday. Currently, the facility is operational from 6 am to 2:30 pm PST. Total occupancy throughout the day for all three operations on site is estimated to be approximately 20 employees (5 required for manufacturing; 3 required for distribution; 5 required for cultivation, and additional employees needed for administrative and managerial tasks). Entry to the site is from Little Morongo Road with only one access point. The southern side of the project will consist of a vehicle driveway, while the north and eastern side of the site will accommodate 92 parking spaces (2 parking spaces dedicated to ADA parking). The revised Project does not propose any additional square footage or ground disturbance. The site encompasses 9.75-acres and is in accordance with Desert Hot Springs Municipal Code 17.180. The facility will contain space for office use, cannabis cultivation, manufacturing, volatile extraction, and distribution.
