Work will: - fumigate the house; - grade and install a French drain around perimeter of the cottage to direct water runoff away from building; - install a sump pump in the cellar beneath the cottage and tie into the main drain; - rehabilitate, repair, and/or replace the flooring inside the cottage; - repair and replace the deteriorated shiplap siding on the cottage exterior as necessary; - replace the damaged and broken windows in the cottage, with new windows that match the original historical windows in appearance, size, and materials; - replace exterior and interior lights in-kind as necessary; - repair or replace in-kind the wooden handrail outside the front door of the cottage; - repaint the interior and exterior of the house with a color (white) consistent with historical records; - repair or replace interior doors and their hardware as necessary; - re-roof the building with fire-resistant wood shingles that match the appearance of cottages of the period; - replace in-kind the wooden decorative laths outside the cottage windows; - repair/patch the drywall ceiling as necessary; - add gutters and drainage system to the roof, and tie into the main drain; and - replace electrical wiring as necessary to ensure a safe and operational electrical system in the cottage.
