Document Description
The Project involves outdoor cannabis cultivation located on three adjacent parcels APNs 016-027-044, 016-27-045 & 016-027-085 totaling 271.18 acres. The street address for this property is 15499 Jesus Maria Road, Mokelumne Hill, Calaveras County, CA 95245. The project site contains a terraced cannabis garden area (‘Cultivation Area’) accommodating approximately (2) acres of outdoor canopy, (1) agricultural well, (12) 5,000-gallon water storage tanks with irrigation to the cannabis garden area, (2) portable toilets, a 20’-diameter compost area, (2) 8’ x 40’ storage containers, and (3) 60’x80’ metal buildings utilized as cannabis drying and packing sheds, as well as for business administration and self-distribution premise. The only remaining construction activities anticipated for this site may include construction of a 10’x12’ office building which would be utilized strictly for facility office administration. No additional grading of the project site will be required. The Project is in A1 Zone. Power is provided by Pacific Gas & Electric. Environmental commitments for this project include purchase of Carbon Offsets in proportion to the proposed canopy areas and shielding of exterior lighting as to avoid any light pollution disturbing neighbors, wildlife, or community members.

The project is consistent with the local jurisdiction community plan and/or zoning designations. CEQA mandates that project is consistent with the development density established by existing zoning, community plan, or general plan policies for which an EIR was certified and shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects which are peculiar to the project or its site. The project activity fits within the parameters included in CEQA Guidelines Section 15183 and the activity does not require additional CEQA analysis.
