Document Description
Demolition of an existing single family dwelling and septic system and construction of 36,200 square feet of housing in 2 three-story buildings to house up to 250 agricultural employees and provide three very low income level inclusionary housing units. It requires an Administrative Permit to demolish the existing structure and a Use Permit for the development and operation of the site and facilities, in accordance with Monterey County Zoning Code Title 21 (Title 21, Source: IX. 5). Project includes Density Bonus for greater density housing. Title 21 section 21.65 allows relaxation of zoning as Density Bonuses, in this case two 1) building height exceeding the zoning district and 2) reduced parking required per the parking standards of Monterey County Code (MCC) chapter 21.58. The project proposes three two-bedroom units, 248 beds in thirty-one two-bedroom group quarters and one one-bedroom/office on-site manager suite which would be 9 units above the maximum density for the district of 20 units per acre. The buildings would reach a maximum height of 43 feet above average natural grade with 56 parking spaces, 22 fewer than normally required by the parking ordinance, and approximately 27% building site coverage.
