Document Description
The project proposes to use two parcels, identified as APNs 109-270-050 and 109-220-060, as an interim industrial and construction yard for up to 5 to 15 years. The project site is approximately 41 acres and would provide up to six storage yard areas for lease. The project site would be graded and each of the six storage yard areas would be developed with a bioretention basin to collect and treat stormwater. Additionally, the proposed project would construct a 3-foot-tall earthen berm along the northern, eastern, and southern sides of the project site. A 5-foot-tall, slatted perimeter fence would be placed along the top of the berms at the northern side, along a portion of the eastern boundary, and along the project site's southern boundary with gated access provided on Weber Road. A 5-foot-tall chain-link fence would run along the western boundary of the project site adjacent to an elevated gravel access road and along a portion of the eastern boundary. The proposed project would not construct any permanent habitable structures, restroom facilities, or improvements to the existing on-site structures. The project construction activities would include grading, earthwork, stormwater and drainage improvements, utility connections, and driveway paving.
