Document Description
The proposed project is for the construction of a new 15-story, 182-foot 1-inch tall multi-family residential building with 216 apartment units, consisting of 107 units for Extremely Low Income households, 108 units for Very Low Income households, and one (1) Market Rate Manager’s unit. The project will have a total floor area of approx. 97,796 square feet and a Floor Area Ratio (FAR) of 9.41:1.The project proposes no vehicle parking spaces, zero long-term bicycle parking spaces, and 14 short-term bicycle parking spaces. There are no trees on-site and one (1) Street Tree, and the project does not propose the removal of any trees. The project is required to provide 54 trees and is proposing 56 on-site trees and two (2) new Street Tree in addition to the one (1) existing Street Tree which will remain. The project assumes a worst-case scenario of removing the existing one (1) street tree, in the event of changes to the right-of-way improvement plans after approval of the environmental clearance. However, this environmental analysis does not authorize the removal of any street trees without prior approval of Urban Forestry, in compliance with LAMC Sections 62.169 and 62.170 and their applicable findings.
