1. A Conditional Use Permit to allow a new wireless communication facility on a property in the General Commercial (GC) zoning district.
2. A Special Development Permit to allow the proposed project to deviate from the following development standards:
a. Maximum Height (Section 3.6.7.A, Table 3.6.2): Maximum height allowed for a new Group 2 wireless communication facility is 65 feet (feet). As proposed, the wireless communication tower would be 85 ft.
b. Separation - Interior Property Boundaries (Section 3.6.7.A, Table 3.6.2): Minimum interior property setback is 25 feet. As proposed, the interior property setback would be 100 feet from eastern property line and 9.7 feet from southern property line.
c. Separation - Group 1 Zone Property– Minimum (Section 3.6.7.A, Table 3.6.2): Three times height of tower, for this project this would be 255 feet. As proposed the separation from Group 1 zoned properties would be 100 feet.
3. A Design Review to comply with the Countywide Design Guidelines.
