Mann Road Wireless Communication Facility

The project is a request for the following entitlements from the County of Sacramento: 1. A Use Permit to allow a new wireless communication facility on an A-5 zoned parcel. 2. A Special Development Permit to allow the proposed project to deviate from the following development standards: • A height of 85 feet where the maximum height allowed is 55 feet pursuant to Zoning Ordinance Table 3.6.2 and; • A reduced setback of 205 feet from the adjacent group 1 zone parcel to the west where the minimum setback required is three times the height of the tower, 255 feet, pursuant to Zoning Ordinance 3.6.2. 3. A Design Review to determine substantial compliance with the Sacramento County Countywide Design Guidelines (Design Guidelines). The applicant proposes a new 85-foot Wireless Communication Facility (WCF) tower with a monopine stealthing design and an associated 40ft by 40ft lease area to include a fenced concrete pad for ground equipment, to be located in the southwest portion of the subject parcel. Associated ground equipment would include two ground mounted radio cabinets, a generator, and utility panels. The tower and ground lease area both include space provisions for future equipment collocation by other carriers.
