Document Description
The CT Farm Commercial Cannabis Cultivation Facility is located at 223 Saratoga Road, Angels Camp California. Besides scattered residential properties along Pool Station Road, the adjacent parcels and the project property (APN 052-020-002; 20.5 acres; zoning A1) is dominated by agricultural land uses. Access into the CT Farm facility is off Pool Station Road with a 20 foot wide gate along the frontage road. Access along Saratoga Road (unpaved) from the Pool Station Road gated entrance to Premises Entrance is a minimum of 15 feet wide along its length. The cultivation premises parking area and fire truck turn around will have a gravel surface. The CT Farm cultivation premises boundary (100 feet x 300 feet or 0.69 acres) will require no grading.

Reasons for Exemption
The Department of Cannabis Control has determined that the project is consistent with the local jurisdiction community plan and/or zoning designations. CEQA mandates that project is consistent with the development density established by existing zoning, community plan, or general plan policies for which an EIR was certified and shall not require additional environmental review, except as might be necessary to examine whether there are project-specific significant effects which are peculiar to the project or its site. The project activity fits within the parameters included in CEQA Guidelines Section 15183 and the activity does not require additional CEQA analysis.
