The project consists of the conversion of 32,545 square feet of vacant retail space to a new tractor supply store, including 9,062 square feet of fenced outdoor display, 3,000 square feet of trailer display, 2,070 square feet of sidewalk display and a 3,698 square foot garden center, a second proposed retail use of 22,008 square feet and the remaining 40,771 square feet as available retail space at the existing retail building located at 25 W. Polk Street. The project scope includes Interior or exterior alterations involving such things as interior partitions, plumbing, mechanical, landscaping, parking rehabilitation, and electrical conveyances.

The project site is located within the City of Coalinga limits on a fully developed parcel that is surrounded by existing commercial development and does not have any value as a habitat for endangered, rare, or threatened species. The proposed project would not result in any significant effects related to biological resources, traffic, noise, air quality, or water quality, and the site would be adequately served by all required utilities and public services.
