Document Description
The proposed project is a request for a Use Permit to legalize an existing 120-foot long, solid-wood fence, 6 feet in height approximately 17’2 feet from the property line, and 25’9 feet from the road centerline of Austin Creek Rd. on a 0.36-acre residential parcel. The proposed use is consistent with the Sonoma County General Plan and Sonoma County Zoning Code. The project parcel is within the Rural Residential land use designation in the Sonoma County General Plan, which encourages residential uses compatible with the rural areas of Sonoma County. The project site is undeveloped with an existing fence. The AR (Agriculture and Residential District) Zoning District allows for fences above 3 feet in height within front-yard setback areas with a Use Permit (Zoning Code Section 26-88-030(a)). A small portion along the entrance of the parcel is within the F2 (Floodplain) Combining District.
