The Project consists of Tentative Parcel Map (TPM) 12503 and Site Plan Review (SPR) 23-01. TPM 12503 proposes to subdivide the 4-acre parcel into 5 parcels with a minimum lot size of 0.56- gross acres and a maximum of 1.37 gross acres. SPR 23-01 proposes the uses of Parcels 1, 3, and 4 for fast food and Parcels 2, and 5 for retail use. The project site is zoned general commercial with a general plan designation of commercial.
Plans indicate landscaping, trash enclosures, and parking to be distributed throughout the project area. Project-generated drainage flow will ultimately be carried to a retention basin within the Bowman Wash along the southerly boundary of the project area.
