Document Description
Repair the leaking roof and the spalling, concrete balcony at the Morro Bay Museum of Natural History at Morro Bay State Park to allow for continued use of the museum for interpretive purposes. Work will: - Remove and demolish existing roofing and haul off-site. - Install a new roofing membrane system with rigid insulation and modified bituminous roofing including base sheets and Densdeck coverboard that meets current building codes for slope. - Relocate roof drains and install aluminum drain boxes, new drain bowls, drain covers, clamping rings. - Install new aluminum counter flashing, continuous cant, cap ply, and sealant at roof-wall joints. Taper roof edge to approximately match existing roof line. - Replace trapezoidal skylight, repair any rotted framing and install new flashing and sealant. - Repair rotted roof sheathing, wood roof decking, wood rafters, eaves, wood storefront mullions and install cap flashing above wall assemblies. - Repair split rafter tail. - Repair/replace roof jacks and vents and reseal with new flashing and sealant. - Repair concrete spalling at slab edge of balcony and at corroded rebar sections. - Re-coat exterior decking with specified weatherproof coating, and - Re-paint building based on historical photo documentation (c. 1964).
