Reasons for Exemption
The project has been determined to be Categorically Exempt (Class 15 – Section
15315, “Minor Land Divisions”) under the California Environmental Quality Act (CEQA) and CEQA Guidelines. The proposed project is for the subdivision of 5.07-acres into two (2) parcels. The proposed project is located within an urbanized area zoned for residential uses. The proposed subdivision conforms to the City’s General Plan and Zoning Code. No variances or exceptions are required for implementation of this subdivision. All services and access to the proposed parcels to local standards are available. Lastly, the parcel was not involved in a division of a larger parcel within
the previous two (2) years, and the parcel does not have an average slope greater than 20 percent. In addition, the project site is not included on a list of hazardous materials sites compiled pursuant to Government Code Section 65962.5 (California Department of Toxic Substances Control list of various hazardous sites).
