Document Description
The proposed project is a modification for a limited term, existing cannabis operation, with minor expansion of use to add self-distribution transportation only. The project currently includes 4,150 square feet of indoor cannabis cultivation and associated propagation and processing within a 7,500-square-foot portion of an existing 11,324-square-foot industrial building, on an 8.3-acre parcel zoned Heavy Industrial (M2), Valley Oak Habitat Combining District (VOH), Riparian Corridor (RC100/25). There would be a maximum of nine (9) full-time employees. Operations would occur between the hours or 8:00 am to 5:00 pm Monday through Friday. The project site would be closed to the public.

Reasons for Exemption
The proposed project is categorically exempt from the provisions of the CEQA Guidelines pursuant to the Provisions of Title 14 of the California Administrative Code, Section 15301(a) (Existing Facilities), as an existing industrial facility involving negligible expansion of use and only minor construction including interior tenant improvements. No new construction or expansion to the structure or the exterior is proposed. Though the project parcel is located within the bounds of designated Critical habitat for the California Tiger Salamander, the entirety of the project is located on existing, impervious surfaces and within a portion of an existing industrial structure. Therefore, there is no reasonable possibility that the project would have a significant effect on the environment.
