Document Description
This project consists of demolishing the existing 300 square foot kiosk building, reducing the length of the existing fuel island canopy from approximately 2,000 square feet to 1,400 square feet, removing two fuel pump dispensers, constructing a 1,600 square foot commercial convenience store and 201 square foot trash enclosure, sidewalks, parking lot, and landscaping improvements. The parking lot will include restriping for 5 parking spaces including one (1) loading zone, one (1) van accessible ADA space, electrical conduit capable of supporting two (2) electric vehicle charging stations, two (2) uncovered parking spaces, and 8 fuel island canopy spaces. Landscaping upgrades to the project site include planting of climbing vines along the western façade of the building and a new landscape strip along the southern property line, along with maintaining the existing landscaping.

Reasons for Exemption
The project is categorically exempt from the requirements of CEQA under Class 3, ‘New Construction or Conversion of Small Structures’ of the state CEQA Guidelines, section 15303(c). This section exempts commercial buildings not exceeding 10,000 square feet in floor area on sites zoned for such use, if not involving the use of significant amounts of hazardous substances where all necessary public services and facilities are available, and the surrounding area is not environmentally sensitive. The convenience store building that would be constructed is 1,600 square feet and the remaining fuel canopy would be 1,400 square feet.
