The project site has two General Plan designations and Zone Districts. That portion of the project site south of the proposed extension of Pebble Beach Drive is designated Low Density Residential (R-1) which provides for residential densities of 2-8 units per gross acre. That portion of the project site located north of the proposed extension of Pebble Beach Drive is designated Low-Medium Density (R-2) having residential densities of 6-14 units per gross acre.
Document Description
The proposed project will subdivide 14.86 acres into 82 single-family residential lots with two lots being of sufficient size to provide for the construction of an accessory dwelling unit on each parcel. The proposed project has an overall residential density of 6.3 residences per gross acre on that portion of the project located north of the extension of Pebble Beach Drive, and 5.75 residences per gross acre on that portion of the project located south of the extension of Pebble Beach Drive. A Planned Development is proposed to modify certain One-Family Residential and Two-Family Residential development standards in an effort to increase project densities. This project also includes consideration of a Development Agreement to extend the approval of the Tentative Subdivision Map to 10 years, with a provision to request an additional five years.
