Document Description
This project involves the following two requests: 1) to amend the General Plan land use designation of the project site from Commercial (C) to Medium Density Residential (MDR) 2) to rezoning the site from General Commercial (C-1) to Medium Density Residential (R-2). These steps are necessary to allow the applicants proposed project to construct and operate 6 single-story duplexes on Assessor’s Parcel Numbers (APN) 201-570-075, 076, 077, 078, and 079. The proposed project area totals 1.43 acres of undeveloped land located between Briarwood Drive and Ravenwood Lane. Construction of the 6 single story duplex’s (12 units), a new private drive, utility infrastructure, landscaping, and drainage will be developed as a part of the project.

The subject GPA/Rezone and proposed project has been determined to be categorically exempt from the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines Section 15332 (Infill Development) as the project is a) consistent with the General Plan and applicable zoning regulations; b) occurs within city limits on a site of no more than five acres substantially surrounded by urban uses; c) has no habitat value for endangered, rare, or threatened species; d) would not result in any significant effects relating to traffic, noise, air quality, or water quality; and e) can be adequately served by all required utilities and public services.
