Document Description
The project consists of an entitlement request for a tentative parcel map to create two lawful parcels that were originally created in violation of the Subdivision Map Act. Prior to the current property configuration, the parent parcel was created through a Lot Line Adjustment (PLNP2007-00577) recorded on January 2, 2008. The parent parcel was later split into two commercial lots through the recordation of a Grant Deed, which is not in compliance with the Subdivision Map Act. Acreages and lot configurations for the parcels would remain the same; the western property is approximately 1.15 acres (APN 042-0011-025) and the eastern property is 0.8 acres (APN 042-0011-026). No physical improvements are proposed at this time.

Reasons for Exemption
The project involves the division of property in urbanized areas zoned for commercial use into four or fewer parcels. The parcel map is in conformance with the General Plan and zoning, no variances or exceptions are required, and all public services are available. The parent parcel was not involved in a land division of a larger parcel within the last two years and the parcel does not have an average slope greater than 20 percent. The project is not listed on any list of hazardous waste sites compiled pursuant to Section 65962.5 of the Government Code, is not located within the vicinity or viewshed of a scenic resource, and would not result in an impact to a biological resource, cultural resource, or another environmental resource. For these reasons, the project is exempt from the provisions of CEQA.
