SITE DEVELOPMENT PERMIT (SDP), TENTATIVE MAP(TM) and PLANNED DEVELOPMENT PERMIT (PDP) for the subdivision of a single lot Into two lots, one lot with an existing 2,636-square foot residential single-family dwelling unit and the second lot with proposed construction of a new 2AOO-square foot residential single-family dwelling unit The City's Mufti-Habitat Planning Area (MHPA) is adjacent to the project at the rear and southeasterly corner of the property; however, no sensitive habitat is located on the project site. The project will be required, as a condition of the permit, to Implement the MHPA Land Use Adjacency guidelines which will preclude Impacts to the planning area. The 0.62-acre site is located at 8896 Aquarius Drive, San Diego, CA, 92126 In the RS-1-14 Base Zone and Residential Tandem Parking Overlay Zone of the Mira Mesa Community Plan area within Council District 6.

The City of San Diego conducted an environmental review and determined that the
project would qualify to be exempt from CEQA pursuant to CEQA Section 15303 (New Construction). Section 15303 applies to projects that consist of the construction of a limited number of new small facilities or structures, Including the construction of up to two single family units In a residential zone. Since the project would construct one single dwelling unit, In a residential zone, It was determined that the CEQA exemption was appropriate and the exceptions listed In CEQA Section 15300.2 would not apply.
