Reasons for Exemption
The project would construct a residence, permissible in the site’s zoning district when considered under a use permit as requested by this application. The site’s potential for geological hazard will be addressed by the geotechnical report required for residential construction by Building Code and proper design to follow the report’s recommendations. The site has not otherwise been identified as having environmental properties requiring special attention. Furthermore, there is no evidence in the application, or the record, that the project as proposed could result in a significant environmental impact. The project would be subject to conditions of approval addressing better environmental practices. More intensive use of the structure beyond personal purposes would potentially require further discretionary review by the County.
