Document Description
The Yucaipa Valley Wine Country Specific Plan (proposed project) encompasses a 1,094-acre area in the northeastern part of the City of Yucaipa, i.e., the North Bench area. The proposed project sets up a land use framework for open space, agricultural, and residential land uses (in lieu of the existing large-lot residential) to support the establishment of a wine-growing region. Land uses would be split about 50/50 between residential uses (547.4 acres) and nonresidential uses (546.1). In comparison to the site's existing General Plan designation of Rural Land (RL) with a maximum density of one dwelling unit per acre (du/ac), the Specific Plan would cluster the residential development in two single family districts: the Villas with a maximum buildout density of 4.3 dwelling units per acre (du/ac), and the Estates with a maximum buildout density of 2 du/ac. This would allow a maximum of 1,091 residential units. The proposed project also anticipates 26 wineries and includes provisions that would allow 12 micro-wineries of greater than 2.5 acres in size,10 artisan wineries of greater than 5 acres in size, and 4 boutique wineries of greater than 10 acres in size. Additional elements include the protection of Wilson Creek and the creation of public trails for the community.
