Planned Development Permit Application No. P22-01515 requests authorization to reduce the 4’-minium garage setback from primary façade requirements. A minimum of 18 of the 72 units will meet the 4-foot recessed garage standard. Access to the proposed subdivision will be from Armstrong Avenue and Clinton Avenue. The public trail and open space will be located on the south side of East Yale Avenue and continues north along Armstrong Avenue. All required improvements following City development standards and codes will be installed by the developer as part of the Project.
