The Project proposes the subdivision of a 6.646-acre site in the City of Encinitas. The Project consists of the demolition of all on-site structures and the construction of 30 detached single-family residences (27 market rate and three very-low income units), a new private road, and associated amenities, utilities, drainage, stormwater treatment improvements, landscaping and modifications to the City’s public road standards to allow for Melba Road improvements pursuant to Alternative B. The Project requires a Density Bonus Tentative Map, Design Review Permit, and Coastal Development Permit. A NOD was previously filed on September 23, 2024 under SCH # 2022050126 following the City of Encinitas Planning Commission’s certification of the Environmental Impact Report for the Project.
