JCC Transportation, Inc. proposes a General Plan Amendment to change the subject property’s land use designation from Medium-High Density Residential to High Density Residential, a rezone to amend the City’s official Zoning Map to change the subject property’s zoning designation from R-2 (Multiple Family Medium High Density Residential – 3,000 SF lot per dwelling unit) to R-3 (Multiple Family High Density Residential – 1,500 SF lot per dwelling unit), and a Site Plan Review to construct a 15-unit apartment complex on Assessor’s Parcel Number 013-106-15 located southwest of the intersection at 7th Street and Marie Street approximately 0.17 miles northwest of State Route 180 within the City of Mendota. The site will have access to Marie Street and the abutting alley. Additional Project activities may include the following: dedications and/or acquisitions for public street rights-of-way and utility easements, construction of public facilities and infrastructure in accordance with the specifications and policies of the City of Mendota, and landscaping as required by City ordinance for residential developments.
