Reasons for Exemption
The City of San Diego conducted an environmental review and determined that the project would qualify to be exempt from CEQA pursuant to CEQA Sections 15301 (Existing Facilities) and 15303 (New Construction). Section 15301 allows for the demolition of one single family residence. Section 15303 applies to projects that consist of the construction of a limited number of new small facilities or structures, Including the construction of up to two single family units in a residential zone. Since the project would construct one single dwelling unit on a previously developed site, In a residential zone, it was determined that the CEQA exemption was appropriate and the exceptions listed In CEQA Section 15300.2 would not apply.
