Document Description
The proposal (GPA 2021-01) is for the amendment of the General Plan land use designation from the current LD (Low Density Residential) to HD (High Density Residential). The existing zoning of R3 (One unit per 1,800 square feet [sqft]) for the Project site is consistent with the proposed General Plan land use designation of HD (High Density Residential). The requested change in the land use designation from Low Density Residential to High Density Residential would allow for the potential to accommodate higher density development on-site beyond what is currently planned in the General Plan. However, the existing R3 zoning already allows for development on-site at a density consistent with the proposed HD land use designation. Further, the applicant has not submitted any plans to develop the Project site at this time. Therefore, the analysis contained in this IS/ND is limited in its review to the GPA, with reference to future development where relevant.
